Building Surveying Services
As a professional Building Surveying practice, we offer the following services;
Weathertight Surveys
Weathertightness investigation, surveying and reporting, both non-invasive, as well as fully invasive with destructive testing options where required, increasingly being requested by mortgage lenders.
Condition Surveys
Condition surveys, investigating and surveying up to the full property, and can include the grounds, outbuildings, fences etc., as well as the main building, its elements and services (based on NZS 4306:2005, and the RICS Building Surveys of Residential Buildings Guidance Note 2nd Edition).
Dilapidation Surveys
Dilapidation surveys, used generally where adjacent or adjoining property is being worked on, and vibration and impact damage may be a possibility.
Insurance investigation
Insurance investigation (fire, flood and collision), with both reporting and remedial options provided.
Building Surveys
General Building Surveying for disputes, etc.
Witness services
Expert witness services in the event of disputes being taken to mediation, adjudication or court.
Building Consent / Code of Compliance
Building Consent investigation where a Code Compliance Certificate has not been issued, but required by owner.
Certificate of Acceptance
Certificate of Acceptance investigation, development and submission to local Council, where un-consented works have taken place.
Remediation Services
Remediation services in developing scopes of works for necessary repairs.
Drawings & Plans
Remediation services in developing drawings and designs related to scope of works for repairs (drawings services are provided by sister practice, Archi Tectura Ltd).
Damage Samples
Obtaining samples of deteriorated or damaged materials, such as decaying timber, and arranging for laboratory analysis and reporting.
Professional Assistance
Assisting other professionals, such as Engineers, Planners, Quantity Surveyors etc. in providing services to the client.
Note: Pre-purchase inspections and reports are not offered as a service by this practice, specifically as the Professional Indemnity Insurance explicitly excludes this from being a service provided by this practice.
